With all the time we spend getting up to speed with all of the legislative changes, environmental restrictions and movement in the insurance markets for commercially zoned property owners associations, we don't have time become experts in anything else.
Since we were founded in 2003, our only focus has been the formation and management of commercial common interest developments. That specialization propelled us to becoming the national leader in this very specific type of real estate management.

Brent Kocal
Founder
Brent's career as an entrepreneur and business leader spans more than two decades. From boot strapped startups to successful exits to managing multi-state regional business units for middle market corporations to private consulting, he has a wide range of experience in finding ways to help organizations win.
He's helped his clients create an additional eight and nine figures to the enterprise values in their own companies by aligning the clarity of their offering with their marketing and customer acquisition strategies. While finance is the focus of his work with clients, it often expands in other aspects of their lives that have a profound impact on their work.
Brent has finished 37 Spartan Races, competed in regional CrossFit competitions and swam across Lake Tahoe. He passionately pursues personal and spiritual growth daily. He lives in the Sacramento area with his wife and two children.
Vanessa Machen

I earned my BS in Criminal Justice and Law Enforcement from Colorado State University, and after a decade in the hospitality industry, I transitioned to property and association management. With 16 years of experience, I have had the privilege of working with a variety of associations, and for the past nine years with Kocal, I have worked alongside our dedicated professionals to foster growth, stability, and profitability for our clients. I take pride in making a positive impact both personally and professionally. My commitment to excellence and community-driven leadership continues to shape my approach in this ever-evolving industry.
A California native with a deep love for the outdoors, I thrive in nature—whether kayaking on the lake, hiking scenic trails, surfing at the beach or unwinding by the pool.
My passion for life extends to art, and my newest obsession, meditation and yoga, which bring balance and inspiration to my daily routine.
Karin Miller
Senior Association Manager
Karin Miller is one of our senior association managers. She has been with the company for 17 years and has managed many of our associations over her tenure. Karin is passionate about customer service and responsiveness and is likely to respond to calls and emails on her days off. Karin’s personal passion is designing and making jewelry.
Kurt Biddle
Association Manager
Kurt Biddle is an experienced real estate professional with 22 years in association and property management. Recognized for his strategic problem-solving, leadership, and relationship management skills, he has a strong track record of improving efficiency and delivering successful outcomes.
As an Association Manager at Kocal Properties, Kurt oversees a diverse portfolio of commercial associations, including industrial, medical, retail, office, and warehouse properties. He is committed to optimizing operations, fostering growth, and ensuring seamless association management.
Before joining Kocal Properties, Kurt managed portfolios for real estate developers in the Bay Area, where he gained extensive expertise in financial management and vendor relations. His ability to build strong connections and develop creative solutions to complex challenges has been a key factor in his success.
Beyond his professional endeavors, Kurt enjoys crafting exotic cocktails, collecting tiki memorabilia, and exploring tiki bars.
Lydia Nemecheck

I have been a Property Manager for over thirty-five years and I love what I do because it is never the same day twice.I earned my AS Degree in Early Childhood Psychology, but found for me it was best utilized in property management.Most of my time has been spent managing residential properties.I joined Kocal Properties in 2023 to see what the commercial side had to offer and found my home.My greatest accomplishment in life, by far, is raising my adult son to become the man he is and still having a car that is louder than his
We both share a love of corvettes and spend a lot of time together at car events and the racetrack where I now get to be his pit crew.I also enjoy trips to Disneyland , hunting & fishing with family along with car shows & drives with our car club.
Jen Bown
Accounting Manager
Jennifer Bown has been a part of the Kocal team for 9 years. She works in accounts receivables and manages a few associations as well.
She holds two accounting certificates, Accounting Clerk and Full Charge Bookkeeper.
In her free time, she enjoys home renovations and DIY projects, and puzzles. She loves spending time with her
family and friends hosting parties, game nights, and baking for them. She’s most proud of her three daughters, niece, and grandkids.

I’m an Italian American who values spending time with my family and exploring the world through travel and food.
With a combined 30 years of experience in customer service and property management, I’ve built a strong foundation of people skills and problem solving expertise.
Above all, I cherish being a mom to my 3 sons and the joy it brings to my life.
Julie Souza-Grenier
Association Manager
Born and raised in Las Vegas, Nevada, Julie Souza-Grenier has worked with Kocal Properties, Inc for 17 years. Her experience with Association Management in Clark County is extensive.
When she isn't working, she loves to travel and spend time with her family and friends. Being outdoors and active is a part of everyday life for Julie.
She is blessed with two sons and three granddaughters. Nothing makes her happier than girl time with "Nanny's angels" So much so, she coached a U6 soccer team in the fall of 2024 and is currently coaching a T-ball team that two of her granddaughters play on.
When it's not maintenance, site inspections and meetings, it's sunshine, pink bows and soccer balls for Julie!
Bailey Olmedo
Accounts Payable Manager
Bailey Olmedo has been with Kocal Properties since summer of 2021 after working in the medical field at the start of the pandemic.
She spends her day at the office as an administrative assistant, accounts payable and escrow specialist, as well as being the in-office “Googler”.
After becoming a new mom in July 2024, her time has been devoted to raising her beautiful baby girl.
In her free time, she honors her Apache heritage by creating beaded jewelry and medallions, laughing with family, and trying to catch up on her favorite TV shows.
Jenny Rose
Maintenance Coordinator
Hi! I'm Jenny, your friendly and professional Maintenance Coordinator who brings a positive and organized approach to every project and client's request.
Outside of work, I enjoy camping, exotic animals and spending time in nature — finding peace and inspiration in the great outdoors.
Virginia Muldong
Maintenance Coordinator
Virginia is a dedicated professional who supports the Association Managers, focusing on work order management and invoice processing.
She also handles client inquiries via calls and emails, collects bids for various projects, and coordinates work orders, projects, and inspections between vendors and owners/tenants.
Outside of work, Virginia is a proud mom who enjoys balancing family life with her professional responsibilities.
She’s also an adventure enthusiast who loves taking on extreme activities like hiking, rappelling, zip-lining, and conquering obstacle courses and giant swings.
